Reupholstery typically extends a quality piece by five to ten additional years at twenty-five to forty percent of replacement cost — with zero disposal cost and no landfill burden. Done at scale across a property, the savings compound rapidly.
The trade-off is logistics. Property-wide refresh projects require off-revenue scheduling, careful inventory tracking, and coordination with housekeeping. The shop handling the work has to function as a project partner, not a one-off vendor.
Specifications that hold up
For Tahoe hospitality use, our standard commercial specification includes:
- Fabric: minimum 50,000 double-rub abrasion rating; commercial-grade Crypton, Sunbrella Contract, or equivalent; solid colors preferred for cushion swap-out interchangeability
- Foam: high-density commercial foam (2.0 lb minimum), with dacron wrap for shape retention
- Construction: kiln-dried hardwood frames, eight-way hand-tied or heavy-gauge sinuous spring systems with reinforced anchoring
- Welts and seams: double-stitched welts using bonded polyester thread; reinforced corners
- Cushion covers: zippered for cleaning and replacement; second covers available as spares for rotation
- Cleaning specification: documented in writing for the property's housekeeping staff

Property-wide refresh (phased)
Most properties refresh in phases — one floor or wing at a time — to minimize room-revenue impact. We coordinate with property operations to time pickup, refurbishment, and return delivery around occupancy patterns. Typical phase: thirty to sixty pieces, four to six weeks turnaround per phase.
Spot refresh
Individual piece refurbishment for room-by-room repair, post-incident replacements, and pre-inspection prep. Quick turnaround, typically one to two weeks.
New build & renovation
For property renovations and new construction, we work directly with interior designers and FF&E procurement teams. COM fabric programs, custom-built pieces, and coordinated delivery to your install schedule.
Vacation rental refresh
